Assessment Increase and Special Assessment

At the open meeting held on November 10, 2025, the Board of Directors reviewed the estimated budget expenses for the 2026 fiscal year. After careful consideration, the Board voted to approve the following changes:

1. Monthly Assessment Increase,

a. The monthly assessment will increase from $306.15 to $345.00, effective January 1, 2026.
b. Monthly assessments will continue to be due on or before the 10th of each month.

2. Special Assessment

a. A one-time Special Assessment in the amount of $800.00 per home has been approved.
b. This Special Assessment is designated for landscape improvements (tree trimming, irrigation, grass work, mulch rings) and establishing a reserve balance.
c. The assessment will be effective January 1, 2026 and due on or before April 30, 2026.

Article 8, ASSESSMENTS. Section 8.1 (a) Common Expenses. The Association shall possess the right, power, authority and obligation to establish a regular Monthly Assessment sufficient in the judgment of the Association to pay all Common Expenses when due and to maintain an adequate reserve fund for such purposes.(c) Special Assessments by Association. In addition to Monthly Assessments contemplated by Section 8.1(a) and Section 8.1(b) of the Declaration, the Association shall possess the right, power, authority and obligation to establish Special Assessments from time to time as may be necessary or appropriate in the judgment of the Association to pay non-recurring Common Expenses relating to the proper maintenance, care, alteration, improvement, replacement, operation and management of the Condominium and the administration of the Association.
